We have a dedicated Large Loans Underwriting Team to provide you with a tailored service to meet your clients' needs for residential loans over £1 million.

Our bespoke pre-submission service goes above and beyond a standard agreement in principle. 

  • For loans over £570,000 and up to £1 million our maximum LTV is 90%.
  • For loans over £1 million and up to £2 million our maximum LTV is 85%.
  • For loans over £2 million and up to £3 million our maximum LTV is 75%.

  • Direct access to our specialist large loan underwriters.
  • School fees can be omitted from the affordability calculation where evidence of current savings can be provided to cover.
  • Access to Interest only lending up to 75% LTV with a combined gross income of £200,000 or more. Part and part is still available up to 85% LTV (maximum loan amount £2 million).
  • Maximum interest only term is 40 years.
  • Annual cash bonus income will be considered as secondary income supported by evidence of the last 2 years’ payments.
  • We’ll consider applications where any element of employed income is paid in any of the following foreign currencies US Dollar(USD), Euro (EUR), Swiss Franc (CHF) or UAE Dirham (AED).
  • For self-employed applications we accept an accountant’s certificate for loans up to £3 million.

For affordability purposes we'll accept taxable income declared in the UK.

For proof of income we require the following:

Employed
  • Basic salary:
    • Last payslip or,
    • last 4 weeks' payslips.
  • Monthly bonus, commission or overtime
    • latest 3 months' payslips or,
    • 4 weeks' consecutive payslips, along with 1 payslip from each of the previous 2 months identifying the payments.
  • Bonus paid less frequently than monthly
    • Appropriate payslips identifying the bonus payments over the last 2 years.
  • Deferred shares
    • Compensation statements covering last 3 years
    • Evidence of the current value of the portfolio (both vested and unvested).
Self-employed

For loans up to and including £3 million:

  • Accountant's certificate or,
  • Last 2 years signed certified accounts.

For loans over £3 million:

  • Accountant's certificate or,
  • Last 2 years signed certified accounts.

Further information/confirmation from accountants may be needed if the client's income isn't immediately apparent from the accounts and/or the income is from multiple sources. For loans over £3 million, we may ask for the Accountant's certificate and the last 2 years signed certified accounts depending on the nature of the applicant’s business.

Minority partners in LLPs with 8 or more partners

A letter on the LLP's headed paper from an independent partner/partnership accountant addressed to Santander detailing:

  • The applicant's share of net profit for the last 3 years*,
  • The firm's net profit for the last 3 years*,
  • The nature of the business,
  • The year the business started,
  • The applicant's % share of the net profit,
  • The applicant’s monthly drawing amount,
  • The name, signature, and details of the person signing.

*If they've been a partner for less than 3 years, we can accept a minimum of 2 years.

Additional evidence needed:

All applications Statement of Assets and Liabilities (details should be captured in Introducer Internet). Alternatively, you can use our Statements of Assets and Liabilities form.
Remortgage applications with capital raising Full details of how the funds are to be used. Please ensure you choose the correct dropdown reason in the application. We may request additional supporting documents/information.
Interest only mortgages Please provide an Interest Only – Sale of Mortgaged Property Customer Declaration for all interest only mortgage applications.
Background properties We'll need to consider other properties in the background as part of our affordability calculation. Details should be captured in Introducer Internet.
Nursery, school, college or university fees Evidence of savings available will be required to cover fees if not included in the monthly committed expenditure field in Introducer Internet.

Our large loan products are available for loans up to £5 million.
