Renters’ Rights Act changes are almost here

From 1 May 2026, the Renters’ Rights Act changes how landlords manage rental properties and tenancies.

Here’s what your landlord clients need to know:

  • Removal of ‘no fault’ evictions so landlords won’t be able to ask tenants to leave without a valid reason.
  • Tenancies will become more flexible so instead of fixed-term Assured Shorthold Tenancies (ASTs), new and existing ASTs will move to periodic agreements meaning tenants won’t be locked in.
  • Rent increases will be limited to once per year and tenants will have the ability to challenge proposed rent increases through the courts.
  • Charging large amounts of rent up front will be banned.
